Selling your home starts with understanding what you’ll actually keep after the sale. Your sale price matters, but so do commissions and the other expenses deducted from your proceeds.
I’m Stephen Paige, Broker of Record. I’ve worked in real estate since 2007, and my approach is straightforward: personal service, clear selling costs and a fee I consider fair.
How much is my listing fee?
My listing fee is $6,500 for homes selling under $1 million and 0.65% for homes selling over $1 million, plus HST.
The listing fee covers my side of representing you in the sale. Any commission offered to a separate buyer’s brokerage is additional and is discussed with you before listing. Commissions are negotiable, and the agreed fees are set out in your listing agreement.
If no other brokerage is involved, you pay only my listing fee, plus HST, under my commission structure.
What would that look like on a $750,000 sale?
Here is an illustration using a $750,000 sale price and an agreed buyer brokerage commission of 2%:
- My listing fee: $6,500
- Buyer brokerage commission: $15,000
- Combined commission: $21,500, plus HST
The 2% in this example is an illustration, not a mandatory or standard rate. Your actual costs depend on the terms agreed to for your sale.
What other selling costs should you consider?
Commission is one part of the calculation. Depending on your circumstances, other expenses may include:
- Legal fees and closing adjustments.
- Mortgage discharge charges or a mortgage prepayment penalty.
- Repairs, cleaning or preparation you choose to complete.
- Moving and storage costs.
Before making plans based on your home’s estimated value, obtain the relevant figures from your lender and lawyer. That helps you work with a realistic estimate of your net proceeds.
Does a lower listing fee mean less service?
My business is built around keeping overhead manageable. I run my brokerage from a home office and use technology to work efficiently.
You work directly with me on pricing, preparation, professional photography, listing exposure, showings, offers and negotiations. We discuss the marketing plan and services for your property before moving forward.
This structure lets me make a good living while charging what I consider a fair fee—and helps you keep more of the equity you’ve built.
Pricing your Hamilton home still matters
A lower commission cannot make up for an unrealistic asking price.
Hamilton has a wide variety of homes, from older properties in established neighbourhoods to newer homes on the Mountain and in surrounding communities. Condition, property type, location and competing listings all affect which homes make useful comparisons.
I review relevant recent sales and current competition to help you choose a pricing strategy. The goal is to attract serious buyers while protecting your interests throughout the negotiation.
Start with a clear estimate
If you’re thinking about selling in Hamilton, I can help you review your home’s potential value, the proposed selling costs and what you might have left after closing.
