Stephen’s listing fee is $6,500 for sale prices below $1,000,000, or 0.65% of the full sale price at $1,000,000 and above, plus HST. An additional 2% plus HST applies when the buyer has their own agent. When the buyer comes directly to Stephen with no buyer’s agent involved, the listing fee is the total commission before HST. The comparison rate is supplied by you; it is not a standard or required rate. This calculator compares commission costs only, not services or sale outcomes. Estimates exclude other selling expenses.

We start with your goals, timing and a review of your home. I recommend practical ways to showcase it, working within your budget and what you can realistically take on. You receive pricing advice based on comparable properties and current market conditions.

Photography & marketing
Professional photography presents your home accurately while highlighting its strongest features. Carefully written descriptions support your MLS® and REALTOR.ca listing, with additional exposure through participating property websites, including HouseSigma.

Showings & personal attention
You work directly with me. I coordinate showings, respond to buyer and agent inquiries, and keep you informed about activity and feedback. We review the response and adjust our approach when needed, so you understand your options throughout the listing.

Negotiation & closing support
I negotiate for the best achievable price and terms, explaining each offer before you decide. After acceptance, I coordinate the deposit, track conditions and deadlines, and provide the transaction documents to you and your lawyer, and to your mortgage professional when authorized.
