When comparing real estate commission in Hamilton, ask two questions: What will I pay in total, and what service will I receive?
An advertised percentage or flat fee is only useful when you understand what it includes. Before choosing a real estate broker, get a clear explanation of the listing fee, any buyer brokerage commission, applicable HST and the services provided.
How my seller commission works
My listing fee for a home selling for less than $1 million is $6,500 plus HST. For a home selling for $1 million or more, my listing fee is 0.65% of the sale price plus HST.
If the buyer is represented by another brokerage, an additional 2% buyer brokerage commission is offered under my listing arrangement.
If the buyer purchases directly through me without another brokerage involved, only my listing fee applies. The representation arrangements are explained before proceeding.
What does that mean in dollars?
For an $800,000 Hamilton home, my listing fee is $6,500. If another brokerage represents the buyer, its 2% commission is $16,000.
That makes the combined commission $22,500 plus HST.
If the buyer purchases directly through me without another brokerage involved, the commission is $6,500 plus HST.
These examples show why it is important to distinguish the listing fee from the combined commission. The applicable arrangements are set out in the signed agreement.
Compare the services alongside the fee
A lower commission should come with a clear explanation of the work included.
My full-service selling approach begins with a consultation, an assessment of comparable properties and advice on preparing your home. We discuss your timeline, budget and which improvements are worth considering before listing.
When the property is ready, I arrange professional photography, prepare the listing and descriptions, and coordinate exposure through MLS and the websites that receive its listing information.
I also coordinate showings, communicate with you about activity, negotiate offers and guide you through the transaction’s conditions, paperwork and steps toward closing.
Pricing still matters
Saving on commission does not replace a sound pricing strategy.
