July 2026 Real Estate Market Update: What Buyers and Sellers Need to Know
The July numbers are in, and the market continued to slow compared to both June and last year. While fewer homes were bought and sold, buyers still have more options than they’ve had in quite some time.

Sales Activity Slowed
July saw 1,518 homes sold, which was:
- 11.0% lower than June
- 11.3% lower than July 2025
This isn’t unusual for the middle of summer, but it does show that many buyers are still taking a cautious approach.
Home Prices Continue to Adjust
Prices remained relatively stable month-to-month but were lower than they were a year ago.
For example:
- Hamilton: $673,900 (-6.0% year-over-year)
- Burlington: $874,200 (-2.8%)
- Mississauga: $924,400 (-5.6%)
- Niagara North: $676,500 (-8.0%)
For buyers, this may create opportunities that weren’t available a year ago.
Fewer New Listings
There were 3,139 new listings in July.
That’s:
- 16.4% fewer than June
- 15.0% fewer than July 2025
Even though fewer homes came to market, buyers still have a healthy selection to choose from.
Inventory Remains Healthy
The market finished July with 4.6 months of inventory, slightly lower than June but still considered a balanced market.
That means:
- Buyers have more negotiating power than they did during the pandemic.
- Sellers need accurate pricing and strong marketing to stand out.
Homes Are Taking Longer to Sell
The average home spent 38 days on the market, compared to:
- 34 days in June
- 36 days one year ago
Today’s buyers are taking more time before making decisions.
Bottom Line
The July market continues to favour well-informed buyers and realistic sellers.
Prices have softened from last year, inventory remains healthy, and buyers have more choice than they’ve had in several years. At the same time, sellers who price their homes correctly are still achieving successful sales.
