Buying in Waterdown: Should You Choose an Older or Newer Home?

When buying in Waterdown, you may find yourself comparing an older home near the village core with a more recently built property elsewhere in the community.

Both can be appealing. The better choice depends on the particular homes and how you intend to live in them.

Here’s how I would approach the comparison.

Compare usable space

Square footage is helpful, but it doesn’t tell you whether a home works for your household.

Walk through a normal day. Where would you put coats, groceries, sports equipment and a home office? Does the dining space fit your furniture? Can someone watch television without disrupting someone working nearby?

A larger home can still have a layout that creates daily frustrations.

Consider the lot and parking

If outdoor space matters to you, look beyond the lot dimensions.

Check how much of the yard is usable, how much privacy it offers and what maintenance it requires. A large yard may be a benefit—or more work than you want.

For parking, consider the vehicles you actually own. A garage advertised as parking space may be difficult to use that way once storage is added.

Assess condition individually

Older doesn’t automatically mean poorly maintained. Newer doesn’t automatically mean trouble-free.

An older home may have had significant components replaced. A newer property may still have issues that deserve investigation.

Review the available information about the roof, heating and cooling equipment, windows and past work. Ask questions about anything unclear, and discuss an appropriate inspection with your representative.

Test the location against your routine

Visit the area with your actual schedule in mind. Consider your commute, errands and the destinations you use regularly.

A home that looks convenient on a map may involve compromises you only notice when you make the trip.

Choose the home before counting the rebate

My buyer rebate can be part of your purchase plan, but the property still needs to be the right fit at a price supported by the evidence.
