Buying a Home in Burlington: How My Buyer Cashback Rebate Works

A buyer cashback rebate can return part of the real estate commission to you after purchasing a Burlington home. The amount depends on the purchase price, the commission available to the buyer’s brokerage and your agreed rebate arrangement.

Here is how my program works—and how it fits into the home-buying process.

How the rebate is calculated

For purchases of $500,000 or more, my brokerage retains 1.5% of the purchase price from the buyer brokerage commission. The remaining commission is returned to you, up to a maximum rebate of 1% of the purchase price.

For purchases below $500,000, my program offers a flat $1,000 rebate, subject to the agreed terms.

HST is not added to the rebate amount. The rebate arrangement is confirmed in writing before you proceed.

A Burlington purchase example

On a purchase price of $750,000, the following examples show how different buyer brokerage commission rates affect your cashback:

• At 2% commission, your rebate is $3,750.
• At 2.25% commission, your rebate is $5,625.
• At 2.5% commission, your rebate is $7,500.

The maximum rebate is not available on every property. I confirm the commission offered on the property and explain the applicable calculation rather than assume every purchase qualifies for 1% cashback.

When do you receive the cashback?

Your rebate is paid after the purchase closes and my brokerage receives its commission.

It is not money available for your offer deposit or the funds you must provide to complete the purchase. Plan your purchase around the money you have available before closing.

What buying services are included?

We begin with a consultation about your budget, preferred Burlington locations, property type and essential features.

I then help organize a focused round of showings so you can compare suitable properties and develop a practical understanding of what your budget offers. If the right home is not available, that preparation helps us assess new listings efficiently.

When you find a property you want to pursue, I review comparable sales, discuss offer strategy and negotiate the price, closing date and other terms.

My service also includes coordinating the transaction’s next steps, attending the home inspection when one is arranged, sharing documents with your mortgage professional and lawyer as appropriate, and helping organize agreed visits before closing.

Choose the right home first

Cashback is a financial benefit, but it should not make an unsuitable home look like a good purchase.

Condition, layout, parking, ongoing costs and location still matter. A larger rebate does not compensate for paying too much or overlooking work the property needs.
