Buying a Home in Burlington: How My Buyer Rebate Works

Buying a home comes with expenses beyond the purchase price. Moving, furniture and getting settled can all put pressure on your budget. My buyer rebate gives you cash back after closing while you receive personal guidance throughout your purchase.

I’m Stephen Paige, Broker of Record. I’ve worked in real estate since 2007, helping buyers understand their options, compare homes and negotiate their purchases.

What is a buyer rebate?

A buyer rebate is a portion of the commission my brokerage receives that I give back to you after closing, under our written agreement.

My approach combines full-service representation with cash back. You work directly with me throughout your search, offer, conditions and closing.

How much cash back can you receive?

For purchases of $500,000 or more, my rebate structure is based on retaining 1.5% of the purchase price from the buyer brokerage commission received, with the balance rebated to you up to 1% of your purchase price.

Here is how that works at different buyer brokerage commission amounts:

  • 2% commission received: 0.5% buyer rebate.
  • 2.25% commission received: 0.75% buyer rebate.
  • 2.5% commission received: 1% buyer rebate.

For homes purchased under $500,000, I offer a $1,000 buyer rebate.

The rebate amount and payment terms are confirmed in writing before you commit to your purchase. Commission amounts vary by property and agreement; these examples are not standard or mandatory commission rates.

An example on an $800,000 Burlington purchase

If you purchase a home for $800,000 and my brokerage receives a buyer brokerage commission of 2.5%, the calculation is:

  • Buyer brokerage commission: $20,000.
  • Amount retained by my brokerage: $12,000.
  • Your buyer rebate: $8,000.

This example excludes HST on the brokerage commission. HST is not added to your rebate.

The rebate is paid after closing under our agreement. It is not money available upfront for your offer deposit.

What services do you receive?

The rebate is part of how I structure my business. You still receive guidance with the decisions that matter:

  • Establishing your search criteria and priorities.
  • Finding and viewing suitable properties.
  • Comparing recent sales and competing listings.
  • Assessing a home’s strengths and compromises.
  • Preparing and negotiating your offer.
  • Tracking conditions and the steps leading to closing.

My goal is to help you understand what you’re buying and why it makes sense for you.

Choosing the right home in Burlington

A good search goes beyond finding an attractive kitchen or the right number of bedrooms.

Whether you’re comparing an older home in an established Burlington neighbourhood, a newer townhouse or a condominium, we need to consider the whole picture. Layout, condition, maintenance, parking, commuting needs and any condominium fees can all affect whether a property fits your life and budget.

We review the available options within your criteria rather than letting the rebate drive the choice. Cash back is valuable, but choosing the right property at a well-supported price comes first.

Start with your budget and a clear plan

Before beginning showings, I recommend getting a mortgage preapproval and understanding your deposit and closing-cost requirements.

Then we can build a focused search, discuss my representation and rebate terms, and move forward with clear expectations.
